We are a property consulting company that helps people to buy homes in the Lake District and the cities and towns of the north of England. We exist to provide the information and services that you may need to make a profitable and wise investment or to relocate your family's home as painlessly and smoothly as possible. We provide a high-quality personal service for our clients, enabling them to purchase property with the benefit of local knowledge, experience, contacts and discounts on professional fees. We are not an estate agent. We work for you to find the best property, at the best price, in the best location that your money can buy.

Rebanks Consulting Limited is run by husband and wife team James and Helen Rebanks. It was born of their witnessing the difficulties experienced by busy people in finding and buying property.

Helen Rebanks worked for Buckell & Ballard estate agents, Oxfordshire, before founding the company with her husband James. She has a first class degree in Fine Art, and was born on the edge of the Lake District. She loves interior design and has recently developed her second property in Carlisle. She has a wealth of experience of working with estate agents and knows the area extremely well.

James Rebanks is also Cumbrian born and bred. He read Modern History at Magdalen College, Oxford and achieved a double first, before taking a position as an associate consultant with a firm based in Carlisle that specialises in rural development and project management. He has also worked for the past two years for Rural Regeneration Cumbria on issues relating to tourism, agriculture and rural development in general. He also writes regularly for Country Illustrated Magazine about the countryside.

They work together as a team to find, view, research and negotiate on behalf of their selected portfolio of clients. They have created a network of agents, surveyors, solicitors, financial advisors and tradesmen whom they can call upon for expertise to the benefit of their clients, and when required will recommend these specialists to work independently for clients at preferable rates.

Helen and James are both highly motivated, personally responsible and strongly believe in plain speaking and honesty. They have a passion for property and enjoy working on behalf of clients to ensure successful and profitable rewards for all involved.

Fees:
Why should you trust us and what will it cost?

Our whole business relies upon trust and satisfied customers, so we have constructed a way of working that allows clients to feel confident that we are working hard to advance their interests.

Firstly, we are an independent company, we are not estate agents in sheep's clothing. We work solely for our clients and show no preference for one estate agent over another. Secondly, apart from our retainer fee, you pay nothing more if you do not purchase a property. Right at the start of our relationship we will speak to you and gain a clear understanding of what you require from us, we will then send a written confirmation of this to you so you have a written contract that makes clear what is to be achieved for the fee.

We want you to be so impressed by our results that you use us again and tell your friends to use us. The worst result for us is to push you into unwise and hasty investments that you regret at a later date.

Retaining Fee; £500
We believe a good consultant should not be afraid to advise against purchasing if it is not in your best interest, therefore our retainer fee is not dependant upon a purchase. Upon the payment of the basic consultancy fee we start working for you. The retaining fee is deductible from the success fee if you ultimately purchase a property.

Success Fee; 1.5% of purchase price
The success fee will be payable upon completion of your property purchase, minus the retaining fee.
(Thus if you use our services to buy a £150,000 cottage in the Lake District you would initially pay the retaining fee of £400 and upon us finding you the perfect property at that price you would pay us 1.5% of the purchase price of £150,000 which would be £2250 (total fee) minus the retaining fee of £400 which would result in a final payment of £1850.)

Rental Relocation; For those clients wishing to relocate to a rental property we charge a retaining fee of £400 plus one month's rent.

Clients wishing to use us for multiple property purchases will receive a 15% discount for the second property and all services thereafter. We will also refund any client 10% of their fee for every new client they recommend to us that results in a new client using our services and paying a success fee (this offer applies only to those clients paying the standard success fee rate of 1.5%, people receiving other forms of discount will not be eligible).

You may wish to use our services in a way we have not imagined so do not hesitate to tell us just what you want and we will negotiate a fee.
