Forceten was formed in 2002, by a Graduate Building Engineer, with the intention of providing a cost effective solution to the growing need for accurate and descriptive reports on the condition of Buildings and Building Services required by Landlords, Insurance Companies, House Purchasers, House Vendors and Contractors.
Our team is lead by the original Graduate Building Engineer with over 25 years of property experience. We are qualified Homes Inspectors and members of the Institute of Building Management and Maintenance. Working within the guidelines of the Housing Act 2004, we carry out Snagging and Home Check Reports on new build and resale homes for Vendors and Purchasers. This pre-empts the introduction of Home Information Packs (hips) which will soon become mandatory requirements in house sales, finalisation of this legislation is currently before parliament.
All reports include a selection of appropriate digital images to support the comments within the document. Our local knowledge enables us to appreciate local influences, recent weather conditions and environmental issues.

We have a staff of 6 including the Business Principal Steve Bunch, our Assocaite Surveyors and Home inspectors are strategically located throughout the West Midlands and Shropshire, we have accredited Contrcat Surveyors throughout Central england.

Fees:
As we appreciate that cost is always relevant our fees and charges are fixed before we engage in a report or project. As a budget guideline for a typical home of standard construction, which is not suspect to be subject to subsidence, our report fees can be calculated as £149.00 base cost + £49.00 for each bedroom, supplementary room (study, utility, garage etc.) or outbuilding (detached garage, workshop etc).
To compile any report, upon receipt of an instruction, we will make contact with the vendor, builder, tenant or landlord within 24hrs to arrange a convenient appointment and access. Upon completion of the inspection an assessment of the property is presented in the appropriate report format, a schedule of budget priced work would accompany. The report is usually available within 5 days of the inspection
Project management fees are fixed prior to order and generally fall between 10% and 15% of the overall project value, dependant only on the location and complexity of the work.
The areas we cover within our standard fee band are the postcode regions of wv, dy, tf, B and ws, for a small supplement we cover ch, cw, sy, ll, M, wn, de and st we also have associates based outside these areas.
