We are a local, independent firm specialising in Residential Lettings and Property Management based in the Redland area of Bristol. We operate throughout Bristol with particular focus on the areas of Redland, Clifton, City Centre and Waterfront, Cotham, Westbury Park, Bishopston, St. Andrews, Horfield and Henleaze. Our staff work to three core vlaues. We aim to be Available, Flexible and Reliable. Our business is all about providing a service and our reputation depends upon us providing a first class service. When we surveyed a number of Landlords and Tenants they identified that they wanted their letting agent to be there when they needed them, act in a way that was convenient to the landlord and ultimately to be reliable, to do what we say we will do. Our staff at Roslyn Property Services have now focussed their whole service and attitude on what our Clients say they expect from us.
Areas of Business (Products / Services):
To Landlords we provide two main services; Let and Managed and Let Only. Let and Managed is where you leave full reposnsibility for Letting the Property and Managing it during the tenancy. All you have to do is watch the rent arrive in your bank account each month. With Let Only we take responsibilty for everything up to the start of the Tenancy and then you manage the property during the tenancy.
To Tenants we provide a property finding service and specialise in helping tenants relocate from outside Bristol to the city providing advice and guidance on properties, localities, schools, transport networks and other vital information. We guarantee tenants that all of our managed properties meet industry regulations and safety requirements.

Our fees to Landlords:
Let + Fully Managed Service
Our initial letting and advertising charge is just £75, and our ongoing management commission is only 12% of monthly rental payments. We make an admin charge of £50 for each renewal of an existing agreement. We will not charge you VAT on any of our services, saving you 15% off of the standard management charge of our competitors. Remember, by paying no vat you gain an even greater return on your investment.
There are no other standard fees or charges and nothing to pay until a tenancy has been agreed.
Let Only
Our Let Only charge is just 50% of one month's rent, and only £50 for every contract extension thereafter. Our Let Only service is also fully inclusive of a detailed photographic inventory and check-in.
Inventory Only
Roslyn Property Services also provide professional Inventory documents as requested outside of any management or let only agreement. This is available for just £50 inclusive of detailed information and supporting photographic evidence.
Our Fees to Tenants:
We charge 30% of one month's rent per property let to cover administration and referencing costs, a proportion of which is refunded if the tenancy does not proceed. At renewal of tenancy, a flat fee of £60 will be charged to cover administration costs. Remember, we do not charge VAT, and there are no other hidden costs!
