A letting and property management service covering North Berwick and East Lothian. We maximise the letting potential of properties by a mixture of holiday and short term lets. The management side takes on projects large and small in any property whether on our books or not.

Staff:
4 permanent staff: Gillian manages the team for the letting business and Grant organises and project manages the property development. We have a team of plumbers, joiners electricians and handy man to enable us to carry out property renovations in Edinburgh and East Lothian area.

Our business is based in North Berwick but we take on projects in East Lothian. We have two main interests:
1- to optimise the letting potential of our clients' properties;
2- to project manage trades to complete projects on time and to budget.
Our experience with local trades will provide a service which will save costs and time. Costs saved will usually exceed our project management fees.
We directly manage 67 properties but project manage in many more. We also provide small building works, renovations, electrical plumbing, gardening, joinery etc.

Fees:
Fees are varied according to service but are clearly identified in all project estimates. We provide two levels of property management depending on our clients' requirements.
For short term holiday lets to six month leases, we charge between 12.5% to 17.5% depending on the length and nature of the let.
In addition we can provide a booking service for clients who already market their own holiday property and are looking to obtain maximum occupancy. 10% is charged for this service.
