All staff have a stake in this business. This means that the successful sale of your property directly influences their earnings, which in turn means they are more interested than most in matching buyers and sellers.
The principal partner is Diane Flangan. Diane does not sit in an ivory tower isolated from the everyday business but is in the office every day by 8am, knows every client by name and has a comprehensive knowledge of every property on the books.

In the case of residential sales we deliberately limit the number of properties on our books to about 40 so that time and care can be given to each and every one. The average price of our properties is about £200,000 but we handle all properties from £100,000 to £600,000. Average time from instruction to sale is seven weeks, obviously some are much quicker and some take a little longer.
Rentals are handled through a sister business "Rentworks at House and Homes direct" and enquiries can be directed to this office if required.

Fees are open to negotiation, we are not greedy and our average fee for completing a sale on a Sole Agency basis would be 1% plus VAT. In the case of high value properties (over £400,000) each case is evaluated on its own merits and may well be slightly lower than the 1%.

We are currently applying for membership of the Ombudsman Scheme and carry full Professional Indmnity Insurance to cover our clients in the unlikely event of a claim needing to be made. We will, in June 2007 carry full indemnity for the HIP's redress scheme.
