homelinKs offer a wide range of property services with one thing in mind, a successful let! FULL Management - We will advertise your property, find and qualify suitable applicants, prepare Tenancy Agreement and Inventory. We will also deal with ALL monthly rental payments from the tenant on behalf of the Landlord (usually by standing order) an then pay the Landlord the balance minus our deductions. In addition to the above we will manage the day-to-day running of the tenancy, liaising with the tenant to arrange any maintenance or repairs to the property using the Landlords funds - we will also make regular visits to the property to check on its condition and provide you with detailed feedback. Rent Collection - We will advertise your property, find and qualify suitable applicants, prepare Tenancy Agreement and Inventory. We will also deal with ALL monthly rental payments from the tenant on behalf of the Landlord (usually by standing order) and then pay the Landlord the balance minus deductions. Let Only - We will advertise your property, find and qualify suitable applicants, prepare Tenancy Agreement and Inventory, collect first months rent, security deposit and arrange ALL future rental amounts to be paid directly to the landlord. FULL breakdowns of the above services are in the tenancy Terms of Business documents which we will send to you upon instruction.
List of services and charges: All packages are vat free. 1. 'Full Management' Fee: 8% of the gross rent payable (excludes Tenancy Agreement and inventory) 2. 'Rent Collection' Fee: 6% of the gross rent payable (excludes Tenancy Agreement and inventory) 3. 'Let Only' Fee: 50% of first Months rent (includes ta + inventory) subject to a £300 minimum fee. 4. Set-up Fee inclusive of Marketing, Tenancy Agreement and Inventory: £95 5. Notices, memorandums and renewal documentation: FREE 6. Non Resident Landlord Scheme (NRLS): £20 7. Statement of Accounts for the tax year: FREE 8. Early termination: minimum fee of £100 Tenant Fees: 1. Agency Fee includes property find, check in-out, Tenancy Agreement and all admin works to be carried out throughout the tenancy - £70 2. Full Credit / Reference check is carried out by FCC Paragon - £24.95 per tenant and this is non-refundable. This charge is what I am charged by FCC paragon, we do not ad any mark-up to this.
