HouseSniffer is a new startup, formed in 2007. We intend to change the private residential sales model, and increase the proportion of sales completed this way. HouseSniffer initially act for buyers by contacting owners of property not on the market. If the owner is interested in selling we then help facilitate the sale. We have property experience going back three generations. My grandfather established W.H.Allison after the WW2, which went on to become Warrington's largest independent agent. Ultimately the business was sold and merged, but the experience and passion for property remains.

HouseSniffer intend to offer the same level of professionalism and service and build up a first class reputation over the next few years.

HouseSniffer act for buyers to source their dream house that is not on the property market. We have designed a process so as to maximise responses from property owners. Sale progression is also handled by HouseSniffer. This includes arrangement of house viewings and any subsequent correspondence and negotiation between the parties. Advice and mediation is provided regarding pricing level. Our service is designed to remove the risk and hassle, but exploit all the advantages of a private sale.

HouseSniffer act for private clients, covering all residential property in the UK, and at all price levels.

HouseSniffer works on behalf of the buyer to locate their dream house and to faciliate a sale. We then work for with the buyer and seller in coming to a price that both parties are happy with, and which reflects true market value.


Costs for the buyer:
Our fees are £10 for the first property you would like HouseSniffer to contact. For the next 10 enquiries it is £8 per property, and after that £6 each. This is just to cover our own costs in making these transactions (including Land Registry fees). This has extra advantages in that it allows us to demonstrate to any seller that the potential purchaser is both authenticated and also has demonstrated good intent.

Costs for the seller:
Our standard fee to the seller is 0.40% of the sale price on completion. This is an indicative figure and would be negotiable for higher value properties.
