The scheme acts as insurance and runs concurrent with the period of the agreement. The cover indemnifies you the Landlord against any loss of rental income caused by the Tenant's failure to pay. In the event of a claim, the rent will be paid until we obtain vacant procession of the property, bar one months excess.As stipulated in the Tenancy Agreement this excess can be deducted from the Tenant's deposit, assuming there are no dilapidations caused by the Tenants. During an eviction period (after two months arrears) the insurance will also cover any legal costs incurred in the initial period of Tenancy.
