Landlords!

Due to the current economic conditions we currently have a high demand for well maintained rental properties across the city and have potential tenants registered and waiting to matched.

At Spring Estate Agents we provide two lettings services. A 'Let Only' service that includes:

- Marketing/Accompanied Viewings;
- Advice and help with your obligations as a landlord;
- Credit/employment referencing;
- Holding of the bond (in line with TDS regulations);
- Prepare initial 6 months 'Assured Shorthold Tenancy' (AST);
- Prepare Inventory with photos;
- Obtain an 'Energy Performance Certificate' (EPC) if requested;
- Six months Homelet rent and legal protection (subject to satisfactory referencing).

The cost of our 'Let Only' service is a one off charge of £295.00 + vat.

Our 'Fully Managed' Service includes everything listed above plus:

- Support/guidance throughout the tenancy;
- Rent Collection;
- Quarterly Inspections;
- Coordinate property maintenance via our carefully selected team of local tradesmen;
- Move-out report at the end of the tenancy.

The charges for our fully managed service are £295.00 + vat finder's fee and 10% + vat per month management charge. Please note that all rental properties now require a valid 'Energy Performance Certificate' (EPC). These cost £70.00 + vat and needs to be paid for before we can start marketing your property.
