Dave is the owner of the business, previously an experienced operations and customer service manager for a large corporate electrical business and as a landlord with several properties of his own, he has the knowledge and experience to ensure that you are able to maximise the opportunity of renting your property whilst ensuring that you are legally and morally compliant.

Lisa is our Admin Co-ordinator, ensuring that the office runs smoothly and that all data is up to date on our fully computerised systems.

Area of Business

As a small family run business, we are very hands on and manage every property as if it were our own. The property rental market in Northamptonshire is extremely busy at the moment and properties are being let very quickly with minimum void periods.

We offer a Fully Managed service, which includes: valuation, marketing, viewings, referencing, preparation and signing of the Tenancy Agreement (AST), Inventory/Schedule of Condition report, check-in, collection of deposit and rent, regular inspections, renewal of tenancy and or check-out.

We also offer a Let Only service, which includes: valuation, marketing, viewings, referencing, preparation and signing of the Tenancy Agreement (AST), Inventory/Schedule of Condition report, check-in, collection of deposit and first month's rent.

We are able to offer preferential rates on the following services:

These are available even if we do not currently manage your property and in most cases will offer a significant saving on your existing supplier.

Fees

Our fees are simple:

Landords - Fully Managed - 8% (discount available for portfolios) No VAT. No other fees for set up/renewal/inventories/check-ins/inspections/check-outs etc... Just our low monthly management fee once let to fully referenced tenants.

Landlords - Let Only - £200.00 No vat - Includes valuation, marketing, viewings, referencing, setting up tenancy agreement, inventory/schedule of condition report, check-in, security deposit and first month's rent collection.

Tenants - Admin Fee - £75.00 per adult applicant - No renewal fees.

Security Deposits vary between properties but are typically equivalent to six weeks rent.
